Axe Collective / Vendor Advocacy

Collective value.
Individual control.

For neighbouring landowners, strata schemes and owners corporations considering a property amalgamation, a coordinated collective sale or responding to an unsolicited approach, Axe Collective provides a structured, professional owner-side process before anyone is asked to make a binding decision.

An initial discussion is exploratory only. It does not bind any owner to sell.

01 / Begin with the right question

The immediate decision is whether to explore, not whether to sell.

A collective opportunity may begin with a developer approach, a conversation between neighbours or a decision to understand whether several properties may have greater value when sold together than separately. The first question is not whether every owner should sell. It is whether the opportunity deserves a clear information base and the advice needed to establish a fair owner-side process.

  1. 01 / Understand

    Understand

What is the opportunity, and what information does each owner need before responding?

  2. 02 / Organise

    Organise

How will discussions, advisers, information and decision points be coordinated fairly?

  3. 03 / Decide

    Decide

Each owner retains control over their own property and legal commitments throughout.

Exploration does not create a commitment to sell. Formal authority, fees and legal arrangements require separate agreement.

02 / The headline price is only one part of the equation

Assess the whole transaction.

A collective outcome should be understood against each owner’s circumstances and realistic alternatives. Price matters, but so do conditions, protections, costs, timing, certainty, allocation and the reason a combined site may be valuable to a particular counterparty.

Standalone position
Owners need a credible basis for understanding their individual alternatives before evaluating a collective proposition.
Collective rationale
Potential value may relate to site scale, configuration, planning context, access, timing or a counterparty’s strategy.
Terms and allocation
Price, conditions, protections, costs, timing, certainty and the distribution of any collective value require strong analysis and advice.

Axe Collective helps owners assess the whole transaction, not just the headline number.

03 / Alignment does not mean losing individual control

Coordinate the process. Preserve individual control.

A multi-owner property decision needs a practical way to share information and decide what to do next. Axe Collective can support a documented owner-side process, while every owner remains responsible for their own decision and can obtain advice for their circumstances.

  1. 01

    Information base

Establish the commercial questions, documents and terms before fragmented conversations set the agenda.

  2. 02

    Staged analysis

Separate advice and analysis, engagement, offer assessment, negotiation and legal commitment.

  3. 03

    Scope and conflicts

Document authority, scope, fees and relevant conflicts before formal engagement.

  4. 04

    Advice and control

Each owner can obtain appropriate advice and remains responsible for their own legal decisions.

Formal authority, exclusivity and legal commitments require appropriate legal advice.

04 / The work begins before a decision to sell

A disciplined lifecycle.

The objective is an orderly, owner-side path from an early question to an informed outcome. The process does not assume that every collective conversation becomes a transaction.

  1. 01

    Understand

    Opportunity, owner group and confidentiality.

  2. 02

    Frame

    Site story and commercial questions.

  3. 03

    Align

Owner process, roles and decision points.

  4. 04

    Each owner’s position

Understand each owner’s needs and support any required voting process.

  5. 05

    Negotiate

    Terms, conditions and owner-side positions.

  6. 06

    Complete

An orderly path to documentation and settlement.

Each stage creates a point to pause, seek independent advice, reassess or proceed. Owners retain control of their own legal commitments.

05 / Owner-side process, commercial framing and support

The Axe Collective role.

Axe Collective provides a commercial and advice-based process framework around a collective property decision. Any formal authority, scope and fee arrangement is agreed, documented and disclosed before engagement.

Axe Collective can provide

  • Frame the opportunity and information requirements.
  • Organise owner-side communication, stage gates and adviser pathways.
  • Support commercial engagement, negotiation and advice within an agreed scope.

Matters that remain outside the service

  • Legal authority, documentation and owner-specific legal advice.
  • Tax, valuation, planning and financial advice.
  • Each owner’s individual decision and legal commitment.

Axe Collective is not a substitute for formal owners-corporation governance or independent legal, tax, valuation, planning or financial advice. Each owner should obtain advice appropriate to their circumstances before entering any binding arrangement.

07 / Questions

Start with the right questions.

High-level answers for owners and advisers considering whether an opportunity warrants further exploration.

We have received a developer approach. What should we do first?
An early approach can be a useful starting point, but it is not the whole commercial picture. Axe Collective can help the owner group understand the questions behind the approach and the information it may need before deciding how to engage.
Do all owners need to agree before we seek advice?
A preliminary discussion can help a group identify the commercial issues worth considering. The appropriate authority, voting requirements and legal considerations depend on the circumstances and should be addressed with suitable legal advice.
Does a conversation commit anyone to sell?
No. An initial discussion is exploratory. Any authority, exclusivity, engagement or sale commitment requires separate documentation and appropriate advice.
Does Axe Collective act for developers or buyers in this service?
No. Axe Collective is an owner-side service. Its role is to support and advise participating owners considering a collective property decision or responding to an approach.
Is this a legal, valuation, tax or planning service?
No. Axe Collective provides commercial, strategic and negotiation support. Where specialist input is required, each owner should obtain advice from appropriately qualified advisers.

08 / Start with clarity

Understand the opportunity first.

Axe Collective can help establish the information, process and owner-side support needed for an informed next step, before owners are asked to make a binding decision.

First conversation
Property context. Owner group. Existing approach. The questions that need answering before a decision is asked of anyone.
Service boundary
Independent legal, tax, valuation and planning advice should be obtained as appropriate.
